DCG has extensive experience in residential structures varying from single family residences to large multi-building, multi-family structures. The multi-family structures include apartments, condominiums, mixed-use, senior housing and low-income / work-force housing.
Arrowhead Gardens Senior Housing - Seattle, Washington

Arrowhead Gardens is an affordable senior housing project located in the south end of Seattle and includes 3 separately permit structures. Two of the structures were the residential buildings including 163 and 281 units. These structures were 5 stories of wood framing over two and three levels of concrete; the elevated concrete levels were post-tensioned slabs. The third structure was a 3-story, daylight basement, wood framed common recreation building.
The unique features of the project included exposed concrete exterior walls, a 50 foot “bridge” in which the residential building spans the drive aisle and self-supporting non-bearing CMU walls and how they coordinated with the wood framing. The first phase of the project is estimated for completion in September 2009 with the 2nd phase scheduled for early 2010.
Citron Court - Lemon Grove, California

Citron Court is mixed use, infill development combining 36 units of affordable family housing over 2 street level commercial retail spaces and on-grade parking. The project included two separate types of structures; 8 units of townhome structures and a single 28 unit mixed-use structure.
The 8 unit portion consisted of three separate 3-story on-grade wood structures, while the mixed-use structure included 3-stories of type 5 wood construction over one level of type 1 concrete construction; the elevated concrete level was a post-tensioned slab. The highlight of the project is an open courtyard of the mixed use structure that provides a community feel for the residents. The project was completed in June of 2009.
Coronado Senior Housing - Coronado, California

Coronado is an affordable senior housing project with 30 units located in the heart of Coronado. The project includes three separate 2 and 3-story structures tied together with elevated walkways.
These structures were wood framed over a slab-on-grade foundation. One of the buildings required the integration of multiple steel moment frames into the wood structure to accommodate the large open area required for the on-site parking. Thick framed 2x10 walls were used to give the overall project a uniquely Southwest flare. This project was completed in October 2007.

civil services for numerous single family and townhome projects. Our experience includes not just the standard wood framing but also SIPs panels, insulated concrete forms, RASTRA, steel framing and masonry. We provide a level of coordination and detail that is beyond what is expected in a manor that understands the costs of residential construction.
